Maloney Properties, Inc has gained extensive experience
developing and carrying out large-scale, multi–phase
relocation programs for properties under construction.
We have found that the most successful approach to relocation
programs is to work closely with Owner, Resident Boards,
and/or Committees in the planning and implementation
of the relocation effort. Communication with the resident
population both on and off site is the key to successful
program. Some examples of family properties that have
utilized our services for relocation are described below.
Newport Heights, Newport, RI
Maloney Properties successfully completed the
relocation at Newport Heights in Newport Rhode Island.
Newport Heights, previously known as Tonomy Hill, a 500 unit public Housing development, is currently undergoing
a major rehabilitation under the HOPE VI Program.
Orchard Garden Estates, Roxbury, MA
Maloney Properties successfully completed the
relocation at Orchard Garden Estates in Boston. Orchard
Garden Estates, previously known as Orchard Park, was
a 774-unit public housing development located in Roxbury.
Maloney Properties successfully carried out the relocation
services working closely with the Orchard Park Residents’
Association.
Presidential Gardens, Bradford, MA
Presidential Gardens is a family townhouse
development that underwent major renovations. This construction
project required that residents be relocated temporarily
while work was completed in their apartments. Maloney
Properties was responsible for the development and implementation
of this relocation program, which required the relocation
of 200 families.
North Canal Apartments, Lowell, MA
North Canal Apartments is a family development
consisting of 27 buildings that underwent major renovations.
Maloney Properties, Inc. was responsible for the development
and implementation of a relocation plan that facilitated
the substantial rehabilitation of 265 units. This relocation
program included setting up units as temporary hotel-type
units. Families were relocated to these units and stayed
three to eight weeks while the renovation work in their
apartments was completed. Maloney Properties worked
closely with the North Canal Tenants' Council during
this relocation and renovation program that proved to
be a great success.
Lakeview Manor, Weymouth, MA
Lakeview Manor, a 189 unit subsidized family
development, went through substantial renovations. Maloney
Properties, Inc. was responsible for developing and
implementing a complete relocation program that arranged
for moving residents on-site and off-site during the
duration of construction, and then back to their original
unit. Entire buildings were vacated and turned over
to the contractor for renovations to be completed. We
worked closely with a relocation team, which consisted
of four residents, on the specifics of relocation and
we believe this contributed greatly to the success of
this relocation effort.
Ceylon Field Apts. and Uphams Corner Apts.
Maloney Properties worked closely with Long
Bay Management Co. to relocate 98 families off-site
during the rehabilitation of the apartments and coordinated
their return once construction was completed.
Columbia Road Properties, Dorchester, MA
Maloney Properties, Inc. provided consulting
services to plan for both on-site and off-site relocation
and the return of 134 families.
Cottage Brook Apartments, Dorchester, MA
At Cottage Brook Apartments in Dorchester,
Maloney Properties, Inc. worked closely with the three
general contractors and many subcontractors to complete
repair work done in several phases in occupied units.
The renovation work included new windows, roof replacement,
installation of new heating systems, electrical wiring,
intercoms and front entry doors, kitchen cabinet replacements,
new flooring and painting. These major rehabilitation
efforts required temporary on-site relocation of each
of the 147 families.
ROXSE Homes, Roxbury, MA
ROXSE Homes is one of HUD's demonstration properties
located in the Lower Roxbury neighborhood of Boston.
Maloney Properties was hired as the management agent
for ROXSE Homes in 1995. Maloney Properties worked closely
with the ROXSE Tenants Association, MHFA and Cruz Relocation
in the relocation of 274 families so that a substantial
rehabilitation could be completed.
Brighton Allston Apartments, Brighton, MA
Maloney Properties, Inc. was responsible for
the relocation and return of residents at this 60 unit
family complex in order that a substantial rehabilitation
could be completed in one of the buildings.
Wilder Gardens Apartments, Dorchester, MA
Maloney Properties was hired by the DBEDC in
1997 to manage Wilder Gardens Apartments in Dorchester
through the substantial rehabilitation and relocation
of all of the residents for six to twelve months. Maloney
Properties worked closely with Long Bay Management Co.
in the relocation of Wilder's seventy families and coordinated
their return.
