Maloney Properties Sustainable Management programs go far beyond the core concept of energy conservation. We have an extensive environmental policy that includes use of sustainable supplies in maintenance management: guidelines and recommendations for development utilizing renewable resources and environmental friendly products; resident education and recycling; as well as review, monitoring and reduction of all utilities.

Maloney Properties, Inc. offers consulting services which include: evaluating the need for energy conservation in residential and other real estate properties; making the improvements needed to bring properties to the efficiency level of their original design and construction; analyzing the payback of a variety of program options; evaluating new energy conservation technology; developing energy- related capital improvement programs and overseeing their construction; and training on-site staff and residents to use new energy technologies and systems.

Maloney Properties, Inc. is also experienced in arranging financing for energy conservation. The Company has made use of The Energy Loan Program of the Massachusetts Housing Finance Agency and has pioneered a new program with the Citizen’s Conservation Corporation which combines the economic incentives of an attractive financing package for owners with cash rebates to those residents who cooperate by conserving energy usage.
All of our staff – managers and maintenance personnel alike – receive extensive green management training that is applicable to all aspects of property management. In addition to our in-house training, wherever possible and available our staff seeks certifications in these areas to ensure the highest level of knowledge and competence in making our properties environmentally friendly.

Our sites and managers utilize the most sophisticated utility tracking software which draws use and rate data directly from utility provider websites for instant notification of variances in use and costs. Utilizing this software we participate in cross-portfolio analysis of consumption for comparison and to gauge areas of weakness and improvement. We are able to identify and target the most cost effective strategies and improvements utilizing the data developed and stored.
